In preparation for a real estate purchase or sale, I carry out the legal assessment of a property (due diligence), which is an important measure in the run-up to a property purchase agreement, because this can provide conclusions about the value of the property and thus decisive indicators for your purchase decision.
The legal due diligence includes, among other things, the examination of public law permits, construction and land register encumbrances, the examination of the approvability of the planned utilisation, the effectiveness and value of the rental agreements, the examination of the service contracts to be assumed and the liability according to the Federal Soil Protection Act (BBodenSchG). I accompany sellers and prospective buyers in the drafting of property purchase agreements and conduct the correspondence with the notary public who is notarising the transaction.
